The Importance of BIM Data for Modern Companies

Post by thouhidul32 »

Digital transformation in development is becoming increasingly relevant because it allows for the optimization of design and construction processes, as well as improving interaction between project participants and increasing the quality of documentation.

In this article, we will consider a case study on the practical experience of using BIM data on one of germany phone number list the projects from the developer's side, including the main tasks, achieved results and identified development prospects. The author of the report was Kristina Reshetnyakova, head of digital transformation projects in development at GP PIK, as part of the industry event BIM Breakfast.

The use of information models in development allows to significantly improve the decision-making process, facilitate risk management and establish construction monitoring. Today, in addition to designers, the BIM model is also used by:

Banks : the model serves as a source of data for financial and technical audit and monitoring
Government agencies : information modeling is used in renovation projects and government orders, during examinations
Contractors : mainly use the model to automatically calculate the volume of work and materials, as well as to create a construction schedule
In other words, the information model has become an important tool not only for the implementation of stages of a construction project and the companies involved in this process, but also for other areas of the economy.

Banking players have shown interest in BIM since last year. Read more about it in this article .

Origins of the project
Reshetnyakova explained that previously the process of concluding contracts for construction and installation works (C&I) at GP PIK had several stages and could last quite a long time: design documentation was transferred to contractors in PDF and DWG format, on the basis of which they formed a technical and commercial proposal. After checking by the PTO department, the errors found were returned to the contractors for correction, and the process was repeated until all the data met all accuracy requirements.

The management decided to reduce all stages as much as possible so that as little time as possible would pass from the preparation of design documentation to the conclusion of a construction and assembly contract. To accomplish this task, it was necessary to increase the accuracy and completeness of the BIM model data and to fine-tune the work methods:

“We are not only solving the problem of lengthy contract formation, but also saving labor costs directly for the PTO department, speeding up the process for contractors and eliminating the problem of periodic discrepancies in the data on the volumes of materials and work,” the expert emphasized.

Initial data and tasks
The speaker then described the data available at the initial stage. Despite the composition, it was necessary to supplement the information in each of the points:

A volumetric BIM model , detailed enough to produce design and working documentation. However, the model needed to be refined so that it could be used as a basis for forming construction contracts.
A template of a technical and commercial proposal in the form of an Excel document, where the volumes and cost of materials were manually entered
Service for storing registers of materials and works , with constantly updated data
The main task was to tie it all together and automate the process of contract formation. To do this, it was necessary to saturate the models with data (without increasing the designers' labor costs), organize the unloading of volumes from the model and the integration of this data with the register of materials and works, and automate their binding between different services.
